Description
This delightful cottage is set in the heart of this sought after village which lies at the foot of the hill that leads to the famous windmill that featured in the film Chitty Chitty Bag Bang. A gentle stroll through the charming cottage garden, planted with an array of mixed beds and borders and attractive brick laid patio, leads to the front door. Entering the house there is a hallway off which is the sitting room that runs the length of the cottage and opens into a dining conservatory. The kitchen/breakfast room has a range of fitted units and appliances including a Range cooker, Butler sink and, like the sitting room, leads into the dining conservatory which in turn offers direct access to the rear garden. Stairs from the entrance hall lead to the first floor landing where there are two double bedrooms, one to the front and the other to the rear. A family bathroom with electric underfloor heating and shower over the bath serves these two bedrooms. A further flight of stairs leads to the loft conversion which is used as the master suite and has an en-suite shower room. As with most rooms in this cottage, there is a view, but here, there is an uninterrupted view of the surrounding countryside, village and of course, the windmill.

Situation
The architecture of the village dates back to the 16th century, with St Mary the Virgin church being the heart of this close knit community and Cobstone Windmill on the ridge, featured in Chitty Chitty Bang Bang. The village also formed the setting for the famous 'Vicar of Dibley' comedy series. The village pub, the Bull and Butcher, offers a great venue, with events in the village including carols at Christmas with full brass band, the summer village fete and annual rounders match. Henley-on-Thames and Marlow are close by, with both towns offering attractive shopping facilities, bars and restaurants as well as excellent state, private and Buckinghamshire Grammar Schools. Within the village is a lovely pre-school nursery, with the local village primary school 2 miles away in Frieth. Trains to Marylebone run regularly from High Wycombe and journey times are approximately 26 minutes.

Outside
An attractive front garden is laid to lawn and interspersed with mature flower beds and borders. At the rear of the property the back garden is predominantly paved and features a pond. It is well stocked with mature borders and provides a lovely setting for outside dining. From the rear garden, there is access to the single garage and parking space.
