The house is approached from a gravel drive which opens onto a large parking area in front of the house and is flanked by stone walling and an impressive bank of rhododendrons and azaleas. The majority of the grounds lie to the south and west of the house. To the south of the house is a pergola clad with rose and hydrangea and a terrace which extends to the swimming pool flanked by a tall brick wall into which is built a changing room and sauna. Beyond the pool is a fire pit and a fine open sided garden room with a spa bath which is perfect for entertaining. To the west is a further terrace flanked by a dwarf brick wall and a lawn which enjoy lovely views across the lake to the land beyond. There is a small orchard with apple and plum trees. Steps lead down to a further lawn and the lake which has an attractive brick gazebo. Follow the A34 (Newbury bypass) south towards Winchester and exit for the Tothill Services and Burghclere. Take the first exit at the roundabout signed for Newbury and Newtown B4640, and follow the road for mile.
