Originally The Grange was a farmhouse on the
Englefield Estate with its oldest part thought
to date back to the 17th Century. In Georgian
times a new façade was added to the house
providing four rooms with high ceilings and
large sash windows. The house has been a much
loved family home for the past 30 years and
some updating may be beneficial. The house has
a cosy formality with three well proportioned
reception rooms, currently arranged as drawing
room, sitting room and dining room, as well as
a kitchen with an oil fired Aga. On the first floor
there are four double bedrooms.

The Grange lies in the small hamlet of North
Street, between Theale and Englefield. Theale
is about a mile away with its full range of daily
amenities and services including main line rail
links to London Paddington. The attractive
Thameside village of Pangbourne is just 3
miles away and has an excellent range of local
facilities including an award winning butcher, an
outstanding cheese shop and delicatessen, as
well as trains to Oxford and London Paddington.
Reading is the closest large town with a more
comprehensive range of amenities, including rail
links to London and the added draw of Crossrail
in 2019. The M4 (J12) is about 1.5 miles away
and provides good vehicular access to London,
its airports and the motorway network. Locally
there is excellent schooling available, both state
and private. In particular, Elstree Preparatory
School, Brockhurst Preparatory School, Downe
House School, St. Andrews School, Pangbourne
College and Bradfield College.
With Englefield House in the vicinity, there
are wonderful gardens to visit in the summer
months and the estate supports a thriving
church, primary school, garden centre and
coffee shop. In addition in the immediate
locality, there are also excellent recreational
facilities to be found at Theale Green Golf Club,
Burghfield Sailing Club and Hosehill Lake Nature

The Grange sits in lovely gardens of about
0.5 acre and has open rural views on three
sides. There is a car port and attractive brick
built outbuilding/barn adjacent to the kitchen,
which, with the necessary consent, could be
incorporated into the main house. The Grange
is not a listed building despite its beauty and
age. The gardens are mature and have been
designed to maximise the beautiful views
beyond and are punctuated with specimen
trees, mixed borders and an attractive garden
NB: The Grange is subject to a restrictive
covenant in favour of the Englefield Estate. Further information from the selling agents.
