The Village of Woodcote lies to the North of Reading just off the A4074 road to Wallingford and is surrounded by scenic Chilterns countryside designated an A.O.N.B. Occupying an elevated position some 500' above sea level, there are stunning views from several parts of the village across the Thames Valley to the Berkshire Downlands beyond. Woodcote enjoys excellent road and rail communications with easy access to Reading, Oxford, Henley on Thames, both the M4 and M40 motorway networks. For rail commuters there are local mainline stations at Pangbourne and Goring on Thames, as well as Reading itself (Paddington 25 minutes).
Originally a small hilltop settlement based on farming and agriculture, Woodcote has grown significantly in size since the war and is now thriving supporting an excellent infra-structure complimented by a Village Stores, Co-op supermarket, Newsagents Stores, Nursery/Garden Centre, 2 Pubs, modern Health Centre, Dentist, and superb education facilities including Toddler/Playgroups, Primary School, and Langtree Secondary school the latter two being highly rated in recent Ofsted reports. In addition the area is also extremely well served by an excellent range of private schooling, of particular note; The Oratory, Pangbourne College, Cranford House, The Manor, Moulsford Preparatory, Abingdon Boys and The School of St Helen & Katharine. Close to the original centre of the village is the Parish Church rebuilt in 1846 in a Norman style on its historic site, and a Roman Catholic Church. Woodcote House an important Country Mansion dating from the 1730's and standing in extensive park like grounds is now the Oratory School with its Prep School situated nearby at Crays Pond. The Village Hall and close by Community Centre both offer a variety of local activities appealing to young and old and these are well publicised in the monthly Village newspaper, the Woodcote Correspondent, which is circulated to all local residents.
Dating from the early 1970's 57 Wayside Green occupies a good position being in a small close of differing properties and away from any through traffic. Contemporary in design the house is traditionally constructed having red brick and boarded elevations under a pitched tile roof. To the ground floor the front door opens into a Reception Hall with Cloakroom off, and leads to the converted garage providing a Study/Family Room or potential 4th Bedroom. To the opposite end of the hall is the spacious Sitting Room with wood burning stove, and across the rear of the house is the Kitchen/Dining Room opening onto the garden. Upstairs are 3 Bedrooms and a family Bathroom. Presented in good order throughout, the house sits in a generous garden and has preserved planning permission for a single storey rear extension.
The property is located in a small close of detached and semi-detached houses with fields
adjoining on one side. Fronting onto the close is a hard-standing driveway with space for
parking three cars flanked on one side by a lawned garden with a mature evergreen tree.
A pathway from the drive leads up to the front entrance porch, and around to a side
pedestrian gate giving access to the rear. The garden at the rear of the property provides an important feature having a depth of just over 80' with mature trees around its boundaries giving added protection as well interest. A decked terrace leading off the house provides an excellent spot for outdoor dining and entertaining overlooking the garden, mainly laid to lawn with weeping silver birch tree and shaped beds and borders. To the further end is a timber storage shed.
Services: All mains services are connected to the property.
Central heating and domestic hot water from gas fired wall boiler located in the Kitchen.
