Situated between Reading and Oxford on the borders of Oxfordshire and Berkshire lies the picturesque village of Goring on Thames, nestling on the bank of the river opposite the village of Streatley in the ‘Goring Gap', an historic crossing point of the Thames where the ancient Ridgeway Path comes down from the Berkshire Downlands to meet the river and then onto the Chiltern Hills continuing eventually on the Icknield Way into East Anglia. The surrounding countryside is designated an area of ‘Outstanding Natural Beauty' and the centres of both Goring and Streatley are now ‘Conservation Areas', thus preserving the many notable period properties, some of which date back to the 15th and 16th centuries.
Goring offers a good range of amenities, including shops, library, modern health centre, dentist, several traditional inns and restaurants, Boutique hotel, churches of several denominations and an excellent primary school with a wide range of private and state schools in the local area. Importantly the village boasts a mainline railway station which provides excellent commuter services up to London (Paddington) in well under the hour. There are also good road communications to the surrounding towns and both the M4 and M40 motorway networks.
Streatley on Thames, on the Berkshire side of the river, is another picturesque village surrounded by hills and woodlands now mainly owned by the National Trust. Fronting onto the river by the bridge crossing over to Goring is the luxury 4 star riverside hotel the Swan renowned for its fine cuisine and leisure and fitness facilities.
Elmcroft is a traffic-free cul-de-sac located at the Southern end of Croft Road in the highly regarded central part of the village, comprising 3 and 4 bedroom houses of differing architectural design in an attractive tree-lined setting with all properties having extensive neatly lawned frontages.
3 Elmcroft is believed to date from the early 1970's and is a traditionally constructed detached family home of classical Georgian architectural design continuing internally with good proportions and a traditional layout.
The wide Entrance Hall leads on to a Cloakroom, and all principle rooms including the triple aspect Sitting Room with fireplace & bay window, large Conservatory, Dining Room, Kitchen and separate Utility Room with front and rear door. Upstairs the light & bright central landing has loft access and leads to the 4 Bedrooms and Family Bathroom. The position of the house with its superb secluded plot is quite unique and the property also has the obvious potential for enlargement if required, subject to relevant Planning Approval.
The house stands in an advantageous corner position enjoying a large plot of half an acre, approached over a private driveway tree lined driveway opening up to a gravelled forecourt affording ample parking space, and leading to the detached double garage. The driveway and garden are separated by an attractive brick wall with pedestrian gate opening into a courtyard patio, leading off the utility room. The expansive garden is a real feature of the property and is laid to lawn with mature trees & hedged boundaries affording shelter & complete privacy.
Services: All mains services are connected. Central heating and hot water from gas fired floor boiler in utility room.
