The village of Upper Basildon sits on the edge of the Berkshire Downlands in an area of ‘Outstanding Natural Beauty' with far reaching scenic countryside surrounding it on all sides.
The village itself offers a range of amenities including a parish church, community Post Office, highly regarded C of E primary school, and a traditional Public House serving local ale and food. A splendid new village hall which has become the centre for a variety of community sports and activities utilising its adjoining sports field and tennis courts exists also. A local bus company runs a limited service from the village to Pangbourne on Thames, Reading, Streatley on Thames and Goring on Thames, where a mainline railway station with fast commuter services up to London (Paddington) in well under the hour (25 minutes from Reading) can be found.
Bradfield College, the well known Public School located some three miles from Upper Basildon, has excellent leisure, fitness and sports facilities including a large indoor swimming pool all of which are available for use by members of the public. The facilities also include squash, badminton and tennis courts, hockey and a 9-hole golf course.
In addition to having its own well revered primary school, locally the area is also extremely well served by an excellent range of both state and private schooling, of particular note; Bradfield College, Pangbourne College, Downe House, Cranford House, Moulsford Preparatory, The Oratory Prep School and The Oratory School, Abingdon Boys and The School of St Helen & Katharine.
2 Beckfords comprises the right-hand half of an individual pair of traditional Edwardian Villa style properties, believed to originally date from the early 1900's, wholly indicative of the more attractive architectural design associated with this much favoured era, having red brick elevations, probably handmade from the then local kiln works, under a twin pitched clay tiled roof.
The cottage occupies a most attractive semi-rural position, being situated in the quiet heart of the village, overlooking its own beautifully landscaped mature gardens and grounds, which extend in total to approximately ¼ of an acre, having hedged and tree lined boundaries, complimented by a wealth of specimen plants and shrubs, and with views from the first floor over the adjoining paddocks.
Having only more recently been extended and modernised, careful attention has been paid to both retain and enhance the original character and architectural features, whilst adding a light and airy contemporary flare, wholly evident upon viewing, with spacious well-appointed open plan modern and contemporary accommodation blending seamlessly with that of a more traditional nature. Stylish fixtures and fittings integrate and accentuate the more traditional elements to be found, whilst also creating their own stylish note, embracing the past whilst reaching for the now and the future, culminating in the presentation of a stunning family home.
Careful planning and attention has been provided combining, more modern open plan living with that of a rather more traditional nature, in addition to embracing outside living, and as a consequence the property presents itself as a delightful and pleasing family home that should be viewed to fully appreciate its great many assets afforded.
The property occupies a private elevated position off Beckfords, a quiet residential road located in the heart of Upper Basildon. Off Beckfords, the cottage is accessed directly onto its own private drive affording ample parking, with the side being gated. The frontage to the property is hedged to one side and fenced to the other, with a delightful wisteria planted to the front border adjoining the cottage itself.
Leading down the side of the property through the tall timber double gates, it is laid to gravel initially, then opening on to the wide splayed stone laid patio terrace with lawn off to one side and a raised bed off to the other, which is itself directly accessed from the open plan Kitchen and living / dining room via wide bi-fold doors, perfect for ‘Al-Fresco dining'. Off to one side there is an attractive period brick-built outhouse with a working W.C. and a timber store shed tucked away behind here.
The main rear garden beyond the terrace is largely laid to lawn, interspersed with an extensive stunning array of trees, shrubs, and planted borders, providing a wonderful space to be enjoyed throughout the generations. At the further end of the garden tucked behind clipped hedging is a traditional cottage vegetable garden, with a charming brick-built pig sty / store off to one side, whilst to the other side there is both a timber gardeners shed and a glazed gardeners greenhouse.
Both private and delightfully attractive, the gardens and grounds extend to approximately ¼ of an acre, and are the subject of much care and attention, which will be evident upon viewing.
