The village of Ashampstead, known in the 13th and 14th centuries as Esshamstede, lies in an area of ‘Outstanding Natural Beauty' high up on the Berkshire Downlands surrounded by a delightful countryside, a large portion of which is owned and farmed by the Yattendon Estates with neat hedgerows and crops in rotation.
Small and largely unspoilt, the village retains its quiet country charm with the principal local industries still being farming and forestry. There is a village green and around the central part of the village are a number of interesting listed properties, many dating from the 16th century and the Church of St Clement dates from the 12th century with 13th century frescoes and a 15th century wooden bell turret, with the remaining bell bearing the inscription ‘Henry Knight made me in 1662'.
There are many bridleways and footpaths in the surrounding area and the village enjoys good road communications, being located just off the B4009 road which runs across the downs from Newbury to Streatley on Thames. The M4 motorway can easily be reached at either junction 12 or 13 and the A34 dual carriageway, linking Newbury with Oxford is within easy driving distance. For rail commuters there are local stations at Goring and Pangbourne providing excellent services up to London (Paddington) in under the hour.
The area is well served by state and private schools with Church of England primary schools at Hampstead Norreys, Upper Basildon and Compton, the latter also having the Downs Secondary School, which now boasts a VI form and has been highly rated in the recent Ofsted reports.
12 Flowers Piece is the end of a row of 4, originally dating from the 1960's and having been significantly and sympathetically extended in 2009, now providing excellent spacious family accommodation. The front door opens into an entrance hall, leading on to the sitting room with large windows and wood burning stove, utility/cloakroom and fantastic large open plan kitchen/dining/family room at the back of the house leading on to the garden. Upstairs the master bedroom sits to the front overlooking a village green, and to the rear landing there are three further bedrooms, the third connecting to the fourth, and a family bathroom. All rooms enjoy open views either over open farmland or a village green.
The house is approached over a private gravelled driveway/forecourt with gated entrance providing ample off road parking space and leading up to the attached garage/store, with double doors opening out into a covered porch area in front. The boundary is fenced to one side with a mature hedge to the other. The rear garden is mainly laid to lawn, with mature hedged borders and a large patio leading directly off the kitchen providing the ideal spot for outside dining and entertaining. There is a pedestrian door from the patio into the garage. To the further end of the garden the boundary is fenced and there is a garden shed. The property adjoins open farmland, providing stunning rural views.
