LOCATION
Whitchurch Hill is a quiet, hilltop village lying some 450' above sea level on the edge of the Chilterns Escarpment close to the Thames Valley, approximately 2 miles from Pangbourne on Thames with surrounding countryside designated an area of ‘Outstanding Natural Beauty'.

Traditionally timbered and thatched cottages overlook the village green and parish church of St Johns and there are many other period properties reflecting the differing architectural styles through the ages, which essentially form the character and history of this unspoilt rural community historically based on agriculture and farming.

At the bottom of the hill is the separate village of Whitchurch on Thames lying opposite to the village of Pangbourne on the Berkshire side of the river, and home to a well revered and outstanding primary school. Pangbourne offers excellent shopping facilities as well as a wide range of amenities including a mainline railway station which has excellent commuter services to Reading and up to London (Paddington) in under the hour. There is a regular daily bus service to Reading via Pangbourne from Woodcote with good road communications, particularly for Reading and the M4 motorway.

In addition to having well revered and ‘outstanding' local state primary school in Whitchurch on Thames and secondary schooling in nearby Woodcote, the area is also extremely well served by an excellent range of private schooling, of particular note; Cranford House School, The Oratory Preparatory School, Moulsford Preparatory School, St Andrews Preparatory School, The Oratory School, Pangbourne College, Brockhurst & Marlston House, Downe House, Rupert House School, Shiplake College, The Abbey School, Bradfield College, The Manor Preparatory School, Abingdon School, Abingdon Preparatory School, St Helen & St Katharine, Radley College and The European School at Culham.

The major centres of Reading, Oxford, Newbury and Henley on Thames are all within easy driving distance as are the M4 and M40 Motorways.

Crossrail (Elizabeth Line) services have commenced from Reading which together with the completed electrification of the line has significantly improved travelling times to East and West destinations.

PROPERTY DESCRIPTION
Hurst View sits well back within its private driveway. Built in 1936 and with attractive red brick and white rendered elevations, the property has been maintained to a very high standard. The current owners have extended it at the rear to include a family room which could double up as an additional bedroom with a cloakroom and shower next door. Other improvements include new gas boiler installed 2 years ago, underfloor heating to kitchen and family room, oak interior doors and new kitchen and family bathroom. Entrance is into the hall with stair access and wood laminate flooring which runs through into the dining and sitting room. The sitting room overlooks the front of the house and has a lovely bay window and woodburner placed within the exposed bricked fireplace. The dining room sits in the middle of the house and leads through to the rear hallway with access to the family room, cloakroom and kitchen. The kitchen is fully fitted with cream shaker style units and granite worktops. The room benefits from having dual aspect, with a breakfast bar seating area overlooking the rear garden. The family room is designed for flexibility, with built-in cupboards which could provide wardrobe space should an additional bedroom be required. It overlooks the garden terrace giving a peaceful outlook
Upstairs to the first floor, the main bedroom has an ensuite shower room and there is a second double bedroom. Both rooms have built-in wardrobes. The family bathroom has a bath and separate shower. A paddle staircase then takes you up to the top floor which is an L-shaped room of good proportions with in-built storage, velux windows and a full height attic room.

OUTSIDE
The property has a large fully gravelled driveway, offering ample parking for several cars. The front border is defined by a low picket fence with stunning planting on the inside and running along the left of the driveway which provides a wonderful array of flowers, shrubs and plants of varying colours. A side gate then leads to the main garden which again showcases this beautifully tended space. There are raised beds and bountiful borders amongst terraces for sitting and a summer house for enjoying this peaceful environment, as well as entertaining and “al fresco” dining. The main shed has working utilities, so has both the washing machine and dryer in there. There is also a shed on the end of the log store and a stand alone shed for additional storage. Lovely lawns which include a feature well with clay tile roof take you down towards the rear of the garden which is cleverly screened and takes you to the “working” part, with vegetable and fruit patches, a compost area and 2 greenhouses. The gardens truly compliment this property and offer a real inside outside connection.
