Whitchurch on Thames is a picturesque village situated on the South Oxfordshire bank of the River Thames, opposite Pangbourne in Berkshire, lying at the foot of the Chilterns Escarpment as it meets the Thames Valley, the area designated as being of ‘Outstanding Natural Beauty'.
Little changed over the years and without the intrusive development that has marked many villages, Whitchurch retains its tranquil setting by the Thames with numerous riverside and country walks available locally. The stretch of the river between Whitchurch and Streatley is particularly scenic and formed the basis of local author Kenneth Graham's immortal book ‘The Wind in the Willows'. The village boasts an interesting history with a wealth of period and character properties reflecting a rich architectural heritage, many Listed as being of ‘special architectural and historical merit' especially along the High Street itself which is now a ‘Conservation Area'.
There are two ‘Olde Worlde' Inns, a well respected primary school, an Art Gallery with works by local artists and a village Cricket Ground supported by an enthusiastic village team.
The larger village of Pangbourne on Thames, within walking distance and connected by a privately owned Toll Bridge over the River from Whitchurch, offers a comprehensive range of shops and amenities including a supermarket, WH Smith, banks, impressive new health centre, library, dentist and, importantly, a main line railway station providing fast commuter services to Reading and London (Paddington) in just over the half hour. There are also excellent road communications providing easy access to Reading, Newbury, Oxford, Henley and the M4 Motorway at Theale. In addition to state schools there is a wide selection of private schools in the immediate local area giving ample choice.
Having a particularly appealing appearance with whitened rendered elevations interspersed by wide light consuming windows under a shallow pitched tiled roof, Mellow Walls is privately situated towards the further end of a shared private driveway just off the High Street in the heart of the village, surrounded by beautiful mature walled & gated gardens & grounds.
A simply charming modern and contemporary residence, the property benefits from having been sympathetically extended and modernised in more recent years to an exacting and appealing standard, both embracing and complimenting the property's original features in a delightfully stylish and contemporary fashion, with exceptionally stylish fixtures and fittings being evident throughout, and affording exceptionally spacious well apportioned accommodation that combines a traditional and more open plan layout to great effect, whilst realising a wholly relaxing ambience and outlook over its glorious gardens.
Careful planning and attention has been provided combining, more modern open plan living with that of a rather more traditional nature, in addition to embracing outside living, and as a consequence the property presents itself as a delightful and striking residence.
Early viewing of Mellow Walls is highly recommended to fully appreciate the wonderful opportunity that it affords.
From the high street a private shared driveway opens through a wide walled entrance leading up to the walled gardens to the property, with access provided via electrically operated wrought iron gates. The gated access opens through to a wide and spacious private driveway / forecourt with a double garage off to one side. A winding pathway quietly leads through the mature gardens to the reception hall at the front of the property.
Simply delightful, the front garden has been the subject of much care and attention, with mature planting including many specimen plants, shrubs, hedges, trees, and herbaceous flower beds, providing for a delightful and private aspect and an exceptionally pleasing and private approach to the property, and with a flagged stone terrace taking full advantage of the midday sun. Off to one corner is an attractive summerhouse, traditionally north facing as was so in Victorian times.
The gardens wrap around the property, opening up at the rear to a further small lawned garden with a timber store shed off to one corner and two separate terraces situated either side of the oak framed garden room. Perfect for ‘Al Fresco' dining, the property benefits from numerous French doors opening out.
Both private and delightfully attractive, the gardens and far reaching views from the grounds over the nearby woodland escarpment, must be viewed to be fully appreciated.
Services: All mains are connected to the property. Central heating and hot water from gas fired boiler.
