The Rectory is a wonderful period property in an enviable setting on the edge of the village of Hambleden. The house has been used by clergy as a Rectory for many decades and has lots of character. It sits in a peaceful location and is now in need of some modernisation.
As you enter the house there is an entrance porchway with cloakroom and a WC to the right-hand side. The principal reception rooms are accessed from the reception hallway. The kitchen is a good size with connecting pantry and utility room and oil-fired AGA. Hambleden is a quintessential English village which has featured in a number of films and documentaries and is particularly renowned for its picturesque brick and flint cottages, public house, cricket ground with tennis court, 12th Century church and surrounding scenic countryside. There is also a convenience store/post office, village hall and garage. Despite its rural village setting, The Rectory is only 4.5 miles from Henley-on-Thames and 5.5 miles from Marlow, both of which have comprehensive leisure facilities including restaurants, boutique shops, supermarkets and coffee shops, as well as other extensive amenities.
Local fine dining can be found at the Michelin starred Hand in Flowers at Marlow, The Compleat Angler, Fat Duck at Bray and The French Horn in Sonning. There are also good local pubs.
The area is well served with very good road links giving excellent access to the national motorway network and Central London via the M40 and M4. Both Heathrow and Northolt private airport are within an average drive time of 45 minutes. There is a train service from Henley-on-Thames, via Twyford (the recently opened Elizabeth Line) to London Paddington.
Direct trains run to London from both Reading (14.5 miles) taking about 30 minutes and from Wycombe (9.5 miles) to Marylebone taking about 34 minutes.
Excellent independent schools in the area include Wycombe Abbey, Rupert House, Shiplake College, Wellington College, Eton and Queen Anne's School as well as local kindergarten, primary and secondary/ grammar schools.
Boating is on the River Thames at various locations along the prime stretch of the river, including the Royal Regatta course located at Henley-on-Thames. Marina facilities are at Mill End, Harleyford, Wargrave and Caversham. Horse racing can be enjoyed at Ascot and Windsor. Polo is at Guards Polo Club near Ascot and the Royal County of Berkshire Polo Club. Golf at Temple, Henley, Sunningdale and Wentworth.
